本案位于宁波。地处奉化江河流转角处地理位置非常优越。是当地最具影响力的开发项目之一。有宁波最大的滨江主题公园、亚洲最大的音乐喷泉广场、国家艺术馆、主题酒店、商业、住宅等综合体项目。我们接受委托设计一期住宅销售售楼处地块,即安排三栋样板展示区和一栋主题售楼处。

The project is located at Ningbo, the city in the corner of Fenghua River. The section where is the project located has the theme park, the largest music fountain square in Asia, national gallery of arts, theme hotel, and other commercial projects. The project we did include sales center and three mock-up rooms.

 

现场经过考察,虽有奉化江水系景观但现场已被工地覆盖,基地现有景观不理想。我们努力说服甲方把售楼处南向市政绿化带进行景观改造,变成一个对市民开放的主题景观公园。这个公园是城市的延伸空间也是售楼处的延伸空间,这个区域让建筑和城市街道完美结合。同时也是映射整个地块项目的核心精神:打造一个欢乐的海洋生活体验。

As the landscape wasn’t well protected during construction, we persuaded owner to remodel the south part of the site. Aiming to build a landscape park open to public. The theme park is considered as extended space of city as well as sales center. The building and street could be well connected by the landscape park. Moreover, the landscape park reflects the core sprite of this area, which is building a happy ocean experience.   

 

首先我们把地块南北分成3个区域,即南向为公共景观区域,北面为安排3栋样板展示屋,中间部分就被围合成一个“核”。这个“核”就是售展中心。

Firstly, we divided this area into three parts: public landscape on south; three mock-up rooms on north; sales center in the middle which is also considered as the “core”.

 

我们认为房屋销售本身并不只是销售被钢筋水泥围合的数据。而应该给客人呈现未来的环境和居住方式。在生态日渐恶化的今天激发客人购买欲望的应该是良好的环境和优质的服务。所以一开始我们就决定要把周边的环境最大化的呈现出来。而售楼处则是一个承载环境的载体。我们的做法是:

House selling is not only about marketing database, but also providing a lifestyle to customer. Healthy environment and quality services are factors that motivate people to own properties as pollution becomes one of the greatest social issues today. Our concept is to present the surrounding environment into sales center.  The solutions are:

 

1.       为售楼处围合一个绿色的人造景观区域。

2.       为售楼处地块注入一池水。“水”是宁波欢乐海岸的最重要的主题,也是整个项目的灵魂。把“水”这个主题通过售楼处进行一个延续,水像一个随风变化的舞台,可以把周边的景观映射出来,同时也映射着建筑的内部。水的出现模糊了建筑内和外的界限让建筑跟环境充分融合。

3.       在水上加入平台和柱网,在四周围合透明玻璃形成室内空间。底层4.5米宽的透明玻璃可感知四季的变化并把户外的绿色尽收眼底。我们还在户外的水域加入平台形成户外休息区域。

4.       为幕墙上部加入一层金属表皮,如建筑的皮肤。随着光线的移动给室内带来不断变化的光影。

5.       为建筑外部插入两个量体。一个为入口,另一个是空中的露台。入口的雨披是从建筑内部生长出来并且延伸至户外的石材百叶墙,构成了立体的围合空间,为售楼处提供一个安静尊贵的入口。而另一个户外的空中露台则是从建筑内部空间直接穿过建筑表皮延伸至户外。形成一个三维立体的视觉景观。很好的为2楼的VIP室和签约室提供一个良好的户外休息空间。

1.       Build landscape to enclose sales center.

2.       Build pool around the sales center. “Aqua” is a significant element of Ningbo Happy Coast as well as the project. Both landscape and interior are reflected by water. Also, architecture and environment are well fused by water.

3.       Add slabs and columns to build interior space. Transparent glasses with the height of 4.5m enable people to view landscape inside. We also build terrace to meet the requirement of outdoor recreation.

4.       Attach metal surface to glasses. Light and shadow is changing constantly by the movement of ray of light.

5.       Plug two parts into the building. Poncho comes from sales center and it extends to louver wall outside which providing a respectable entrance to the building. The terrace in the air comes from second floor and it extends to outside as well. The three-dimensional structure provides a leisure space for VIP and Signing Room.
