北京腾达大厦，自从1998年拔地而起后，就不断的接受着世人的洗礼，见证了周围经济的飞速发展。如今这座125米高的办公楼再次面临着改变。

Edifice Teng Da in Beijing, since its construction in 1998, has been constantly receiving the baptism of the world and witnessing the rapid economic rise around it. Now the 125-metre-high office building is facing change again.

原先封闭的盒子式办公空间在工业4.0时代，缺乏了时代感。为了赋予办公空间新的生命力，我们对原先的空间架构进行了改造。将二层员工食堂改建成高管办公室以及会议室。

The original closed box office space in the industry 4.0 era, the lack of a sense of The Times. In order to give new vitality to the office space, we have transformed the original space structure. The staff canteen on the second floor will be transformed into executive offices and meeting rooms.

会议区走廊是隔绝办公区与会议区的交通动线，也是通往二层裙房另外一侧公共区域的消防通道。所有北侧的房间全部采用了通透的落地玻璃，实现了会议室北侧日光渗透到走廊上的效果。

The corridor of the conference area is a traffic line separating the office area from the conference area, and also a fire passage to the public area on the other side of the second-floor podium. All the rooms on the north side are made of transparent floor-to-ceiling glass, realizing the effect of sunlight penetrating into the corridor on the north side of the conference room.

为了使会议室不过于暴露在视野中，也方便演讲时在玻璃上书写，玻璃墙中间部分采用了夹膜玻璃。白天半通透，晚间会受到走廊灯光影响变成魅惑的蓝色，色彩的间隔变化增强了不同属性办公空间的识别性，并且在视觉上给人带来一丝乐趣。

In order to make the meeting room not too exposed in the field of vision, and also convenient to write on the glass when giving a speech, the middle part of the glass wall adopts laminated glass. Semi-transparent during the day, the corridor lights will change into a charming blue at night. The color interval changes enhance the identification of office space with different attributes, and bring a little fun to people visually.

整个会议室的前五分之一部分都是用通透的玻璃相连接，令整个入口界面在打开的同时，使各个内部空间又相互连接相互渗透。拐角处用砖墙与小面积玻璃的连接方式，起到放宽走廊一侧的视觉感受。

办公区依赖于日光灯塑造光环境，而通透的落地玻璃隔断的使用可以使办公空间和会议空间的交互更加相融，因此玻璃隔断在办公区尤为重要。

The office area depends on the fluorescent lamp to shape the light environment, and the use of transparent floor glass partition can make the interaction between the office space and the meeting space more integrated, so the glass partition is particularly important in the office area.

所有外部经理室前半部分形成“u字型”格局，并且向前延伸到走廊，使整个经理办公区通透宽敞，并且放大了原本狭窄的走廊，也表示了现代企业公开透明的文化管理制度。

可容纳近百人的多功能会议室可以分割为两个独立的会议室同时使用。，天花的黑色凹槽合理的把所有消防设施和机电装置全部隐藏起来，使天花显得格外简洁，充分表现了设计师理性和硬朗的设计手法。

除了独立的经理室和高管办公室外，必要的活动区和开场的洽谈区形成了办公室空间的“绿岛”，天花采用穿孔吸音石膏板和硬包布面最大程度降噪。

建筑空间改造的最大的意义莫过于在唤醒其固有功能的同时添加更多新的元素，满足长远的使用需求。改造完成后，表现出新的面貌，焕然一新。设计师从时光中剥离出最宝贵的碎片，重新拼接，谱写出新的建筑乐章。通过改造，赋予旧事物新的生命，这也是设计师重要的价值所在之一。

The greatest significance of architectural space transformation is to awaken its inherent functions while adding more new elements to meet long-term use needs. After the transformation, it shows a new look and takes on a new look. Designers from the time stripped away the most precious fragments, re-assembly, compose a new architectural movement.
