前厅:建立客户进入后的第一认知秩序

在当前地产项目竞争中,售楼处已不再只是接待与展示空间,而成为客户理解项目气质、生活方式与产品价值的重要入口。真正有说服力的空间,不只是视觉完成度,更在于客户进入其中时,能否迅速建立对项目的理解与判断。
In today’s competitive real estate market, sales centers are no longer merely reception spaces, but critical interfaces for communicating project identity, lifestyle positioning, and product value. The effectiveness of a space lies in how quickly visitors can understand and interpret the project upon entering.

入口动线:由进入到认知的空间过渡

松岳印象售楼处项目,正是在这一问题下展开。本案由富莱丽斯设计完成,冯莎作为设计主理人主导整体设计方向,并参与概念提炼、功能组织与实景落地的全过程。
The Songyue Impression Sales Center was conceived in response to this challenge. The project was designed by Fulaisi Design, with Feng Sha as the lead designer overseeing the entire process from concept to execution.
冯莎长期关注“空间如何参与客户认知与项目表达”,并在多个地产展示类项目中持续实践这一方法。
Feng Sha focuses on how spatial design contributes to client cognition and project communication, and has continuously applied this approach across multiple projects.
本案提出“所见即所得”的空间表达方式,通过空间组织、功能承接与场景构建,使客户在进入空间时即可理解项目所对应的生活方式与产品价值。
The project introduces a “What You See Is What You Get” approach, enabling visitors to immediately understand lifestyle and product value through spatial organization and scenario-based design.

本案为双层空间结构,设计通过上下层功能组织与动线衔接,构建完整的客户认知路径。
一层以入口、前厅与休闲区为主,承担“进入—初步认知—停留”的功能;
负一层整合沙盘区、书吧区以及会客、餐厅与运动空间,将项目价值转化为可被体验的生活场景。
Through a two-level spatial system, the project organizes functions and circulation to form a complete cognitive journey.
The ground floor includes entrance, lobby, and lounge, supporting arrival and initial perception;
the basement integrates sand table, library, and lifestyle spaces, transforming project value into experiential scenarios.

书吧区构建阅读、水吧、休憩区域,打造可阅读、可小聚、可独处的复合使用场景,使文化语境转化为可体验的生活方式内容。
The book bar area integrates reading zones, a water bar, and lounge areas, creating a versatile space for reading, small gatherings, or solitary moments — transforming cultural context into an experiential lifestyle offering.

会客区:自然参与空间体验
Landscape Lounge: Integrating nature into experience
景观会客区通过三面落地窗引入松影与山景,让自然资源真正成为空间的一部分,也让会谈与停留拥有更舒展的情绪底色;
The landscape reception area uses three floor-to-ceiling windows to bring in pine shadows and mountain views, allowing natural resources to truly become part of the space, while also lending a more relaxed and open emotional backdrop for conversations and moments of rest.


餐厅:具体化生活方式
Dining Area: Making lifestyle tangible
业主餐厅则兼顾日常用餐与正式宴请功能,在围坐尺度、灯光氛围与陈设关系之间建立起更完整的场景感,让客户更具体地理解未来生活里的品质感如何发生。The owner's dining hall combines daily dining with formal banquet functions, creating a more complete sense of scene through the interplay of seating scale, lighting atmosphere, and furnishings. This helps clients more concretely understand how a sense of quality in future living comes to life.

运动空间:延伸社区生活
Fitness Area: Extending community life
健身区巧妙引入外部景观与自然采光,结合流畅合理的动线组织设计,有效打破传统健身房的封闭压抑感。
The fitness area ingeniously integrates exterior views and natural lighting, paired with smooth and rational circulation design, effectively breaking the enclosed and oppressive feel of traditional gyms.
松岳印象售楼处的价值,不仅在于空间呈现,更在于通过“所见即所得”的方式,使项目价值与客户认知转化为可被理解与体验的场景。这一实践为改善型项目提供了可参考的空间表达路径。
The project demonstrates how spatial design can transform project value into tangible experiences, offering a replicable model for contemporary residential developments.
