3月21日星期四下午，HPP和印力上海携手举办了一场名为“中西城市更新·对话滨江道”的论坛。城市更新是一个全球性的话题，它带来了城市功能活化、公共空间的效能提升和文化的传承，对城市发展具有重要的意义。本次活动邀请城市更新各个领域的专家共聚一堂，致力于从中西方比较对话的角度，为城市更新带来新启示。

HPP总裁约翰姆·福斯特先生出席了此次活动，讲述了德国的城市更新理念中注重健康、生态、个性化，支持灵活办公方式等趋势，并分享了HPP在德国的一些经典的城市更新项目。万科印力城市活力中心总经理蒋云海先生分享了如何运用商业的力量为城市更新赋能，使其真正服务于城市和民众。HPP合伙人库彦思先生的演讲中探讨了中西方城市更新中的可持续性和保护存留。随后《时代建筑》运营总监戴春博士、仲量联行高级董事吕玫女士和HPP联合合伙人徐珩女士进行了讨论座谈，从设计的角度以及经济和商业、公共空间等维度对城市更新进行了探讨，在交流当中迸发出智慧火花。

本次活动举办地点是滨江道办公楼，作为从翻新改造中获得生命力的历史建筑，其本身也是城市更新改造的代表作品。本次活动主要在建筑入口开放的大型楼梯上举行，这是此次论坛的一大特色，其开放、轻松、对话的氛围与传统的论坛迥然不同，令人印象深刻。

滨江道办公楼将以全新的面貌出现在滨水之畔。HPP受印力上海委托将新华码头区域的仓库进行改造，将其打造成为符合现代办公需求，荟萃海派商务典范，融合文艺-时尚-潮流空间，集滨江生态和历史建筑景观于一体的高端商务场所。

The In-Bund office building, just reopened after renovation, is now presenting its new look to the city. Commissioned with the project of renovating the two former warehouses in the original Xinhua Dock area, HPP has redesigned the industrial heritage for SCPG Shanghai, converting it into a lively modern office and multifunctional service building, standing at the waterfront.

HISTORY 历 史

上世纪远东第一码头

新华码头位于黄浦江下游南岸，岸线长约325米，是上海百年船厂祥生船厂的发源地。1918年重建，成为“上海乃至全中国的水上门户”。871-872仓库曾是新华码头管辖，是码头工业建筑遗存的重要部分；仓库建于1938年，曾多次进行改建。

The Xinhua Dock is located at the south bank of the Huangpu River in Pudong with a history of nearly a hundred years. Built in 1938, the 871-872 warehouses are part of the remaining buildings within the dock area; they have been grown over the decades and adjusted to needs several times since then.

老建筑共三层，由完全对称的东西两部分组成。建筑外部最大的特点为两侧的外置混凝土楼梯及坡道，功能感极强。内部最大的特点为八角形立柱，建筑采用无梁楼盖系统，巨大的八角柱帽成为建筑内部很强的符号特征。

The architecture was constituted of two symmetric parts; both are three-story buildings. Initially, the prominent external features are the concrete staircases and slopes; and in the internal, the octagonal columns with their huge caps, which are supporting the non-beam floors.

ARCHITECTURE 建 筑

旧时代建筑+新时代印记=下一代滨江记忆

建筑改造围绕三个方针进行：保留原始结构，满足新的功能，材质色彩和比例呼应原始建筑。

The architectural renovation has enhanced the overall conditions while retaining its original structure; furthermore, the materials used echo to the original features of the building.

Facade 立面

为保留建筑原有的风貌，并满足现代商业与办公的采光需求，设计师将立面在原有基础上重新了划分。

The architects have redesigned the fa?ade to let natural light flood in, so as to enhance the interior condition for a modern business spaces.

以深红色砖块为元素，结合多种拼砌工艺，强调出新老建筑的延续与呼应。凸出的金属阳台， 为平整的立面增添了跳跃的元素，使建筑更富工业感。

The building has deep red bricks as its major design elements that were laid with modern patterns, creating a unique style, manifesting the flow from old to new. The external metal balconies have added vibrant traits to the fa?ade while keeping the industrial style and material characteristics with the building.

Arcade 骑楼

在建筑的南、北、西侧首层进行内退设计，形成骑楼空间，骑楼的设计是建筑对城市空间的一种退让，模糊了室内与室外的概念，增加了首层商业空间的趣味性。

A setback from the original wall was made at the first floor in the south, north and west sides of the building, thus generating arcade spaces. The design of arcade is a concession of architecture from the urban space, blurring the indoor/outdoor boundary and creating a multi-layered spatial structure for the commercial environment of the first floor.

INTERIOR 室内

Main Hall 中庭

将建筑立面上材料与空间交错的设计语言延用到中庭当中，新旧材料交替及光影对比贯穿整个空间，增强层次感和舒适度。

The facade materials and the spacial features of the external balconies were further adapted to the indoor design. The new glass roof allows sunlight to flood in, bringing a comfortable outdoor feeling throughout the interior space.

原本附着在建筑两侧的外立面楼梯， 被拆除并整合到建筑的中央大厅。6.5米宽的大型楼梯，除了作为联系东西两侧的垂直交通外，还提供了休憩及会谈空间供人们短暂停留。

The staircases that were originally attached to the facade of the building in two sides were dismantled, yet their forms were applied to the central hall. The resulting large staircase not only connects the two formerly detached parts together, but also provides public spaces for communication and relaxation.

Office Interior 办公样板区

海派文化是上海的特色名片。多元化的文化组成，跳脱的色块，精致的雕琢，这一幅幅犹如发黄胶卷般的老上海记忆，依旧散发着独特的魅力。办公区的材料和色彩的选择，正是想要烘托出老上海的感觉，低调优雅而不失奢华。

The project design well embodies the characteristics of Shanghai Style. The mockup areas have used concise linear elements and elaborate details to create a quietly luxurious atmosphere.

LANDSCAPE 景 观

作为黄埔滨江绿带的重要一环，景观设计成为项目重要的组成部分。多元化的屋顶花园，丰富的开放式公共空间成为滨江景观带的重要延伸。新中式的景观设计，旨在中式园林设计的基础上，兼容现代简约的手法，创造高品质的空间环境。

The landscape design completes the project while forming part of the green belt of the Huangpu River. The roof garden with a variety of public spaces will become the key part of the landscape. The design has combined the aesthetics of Chinese gardens with modern concise measures to create quality spatial environment with a fantastic view to the city crown of Shanghai.
